The terms you agree to when you use MyNest360
These Terms of use are an agreement between you and Quotograph Inc., which builds and operates MyNest360. By using this site, or by creating an account on it, you accept them. If you do not accept them, do not use the site. They take effect on the date at the foot of this page and apply each time you use the site after that.
You must be old enough to enter a binding agreement where you live, which in Ontario is the age of majority, and if you use the site on behalf of someone else you confirm that you are authorized to accept these terms for them. This agreement includes the MLS® and VOW terms below, which govern the board-sourced listing data shown to a registered user, and it should be read together with the privacy policy, which forms part of it.
This is the long version of the disclaimer at the foot of every page, and the two are written to say the same things. Where a screen in the app tells you something different about its own figures, the screen is the one to believe about its own numbers, and the contradiction is a defect worth reporting.
What is live here, and what is a demonstration
MyNest360 is a working build of one product idea: that everything about buying a home in Ontario, including what each house costs to own, belongs in one place. Every screen is real software running real arithmetic, and the listings under it are live MLS data from PropTx. What is still a demonstration is the marketplace layered on top: the trades and advisors you could be introduced to, through which no money has ever moved. That split is the one difference that changes how you should read the rest.
There is nothing here for you to buy. The optional account at /account carries no card field, no subscription and no fee, on the reader side of this product, so there is nothing to cancel and nothing that could charge you whether or not you create one.
There is money in the design of it, though, and none of it would come from you, which is worth being told rather than left to infer. Two arrangements are stated in the product itself and not only here. Trades pay to receive quote requests, on one of four plans: one of them free, and three that cost a monthly fee, a fee for each lead the trade accepts, or a share of a completed job. Every price is published on the page that asks a trade to join, rather than quoted on a call. And we take a referral fee from some advisors when an introduction leads to a transaction, which the advisor directory states above its results and which the card of each advisor it applies to repeats on its face. Today that is two of the nine advisors in this build.
So the paying parties are the people we would introduce you to, and that is the conflict to read the rest of this page against. What the code does about it is narrow and checkable rather than reassuring: payment is not an input to how advisors are ranked, an advisor who pays us is excluded outright from a second opinion, and no plan makes a trade eligible for work it holds no licence for. None of that is a claim about motives. It is a constraint somebody can read.
And none of it has happened. There is no payment code in this build at all: no processor, no card field, no invoice, no billing record and nothing that could produce one. The form that asks a trade to join says on its own face that nothing is charged by it, the application it produces is held in the memory of one server process and is gone when that process restarts, and every trade and advisor in here is a seeded record with an invented business and an invented licence number, so there is nobody real to bill and nobody real to be paid by. The plans are a published intention. Read them as what this product would charge, not as an arrangement anybody is inside.
Your account
An account is optional and free. You can create one with an email address and a password, or by continuing with Google, and nothing about it carries a card field, a subscription or a fee. What an account is for is stated plainly: it lets your shortlist and the requests you send survive a lost device, and, where the licence allows, it is what lets a registered user see the board’s sale prices and listing history that are withheld from everyone else.
Two things unlock that registered view, and both are real checks rather than a box you tick. You must confirm your email address through the link we send, so that the account is reachable at an address you control; an account whose email is unconfirmed is treated as the public for the purpose of the listing data. And you must accept these terms, including the MLS® and VOW terms below, by the affirmative action the account page asks for. Continuing with Google confirms your email automatically, but it does not accept the terms for you: you are asked to do that on your account page before any board data is shown.
Give accurate registration details, keep your password to yourself, and treat activity under your account as your own, because the site does. Do not share an account, and do not use anyone else’s. For your protection a session signs you out after a period of inactivity and a password must be changed periodically; neither is a claim that the account holds anything sensitive, and what it does hold is listed in the section on what is stored below.
You can close your account at any time, and the controls on your account page delete what it holds. We may suspend or close an account that breaches these terms or the MLS® and VOW terms, or where we are required to by the board or by law; where that is not urgent we will use the email address on the account to tell you. Closing an account does not by itself erase a record we are required to keep, and the privacy policy sets out what is kept and for how long.
The listings are live MLS data, and each says where it came from
The properties in this build are live listings from the PropTx MLS feed, not generated records. Each card and listing page credits the source and the listing brokerage, and where a figure is the board’s, whether an asking price, a sale price or a price history, it is the board’s real number. Sale prices and listing history are shown to a registered user under the MLS® and VOW terms above; to everyone else they are withheld rather than estimated. As those terms state, the information is deemed reliable but is not guaranteed accurate, and it is for your bona fide, personal, non-commercial use in buying or selling, not for any other purpose.
What is still a demonstration is the marketplace layered over those listings: the tradespeople and the advisors are seeded records with invented businesses, contact details and licence numbers, marked as such where they appear, and no quote request or payment has ever been transacted through them. The mortgage, ownership, renovation and investment figures elsewhere in the product are illustrations computed from your inputs, as the next section says: not offers, and not a valuation of any specific property.
The figures are illustrations, not offers
Mortgage payments, stress-test results, affordability ranges, closing costs, the monthly cost of ownership, renovation budgets and investment returns are all calculations over the assumptions shown beside them. They change when those assumptions change. None of them is an offer of credit, a rate hold, a pre-approval or a quote, and no lender has seen any of them.
Insurance figures are priced off an estimated cost to rebuild and are not quotes: only an insurer can say what it will charge, or whether it will write a policy at all. Inspection prices are typical GTA ranges rather than a price from a named inspector. Where a figure is a fallback because a real input was unavailable, the page carrying it says so at the point of use rather than here.
Rates are sourced from the Bank of Canada Valet API and are dated on screen. Civic data is used under OGL-Toronto and OGL-Ontario. Map data is © OpenStreetMap contributors. Credential states in the trades directory record what was checked and when, and an unverified credential means nobody has checked it rather than that it failed. Confirm any licence number against the issuing registry yourself before work starts.
An advisor we are paid to introduce you to says so on their own card, next to the name, and that is the whole of what is labelled today. A trade carries no such label, and the reason is that nothing on the homeowner side of the trades directory is ordered or routed by us: you pick the trades yourself out of a list that payment is not an input to. Paid placement exists in the routing engine, it can take at most one of three slots, and it is shown only on the page that sells it to a tradesperson. If a routed list ever reaches a homeowner, it needs a label on it before it ships.
Where the listings are, and what the figures assume
The figures in this build are built for the Greater Toronto Area: comparable sales, rebuild cost per square foot and inspection ranges are GTA figures, and land transfer tax is Ontario's, with the City of Toronto's own tax added only inside Toronto.
This is why the header states which market you are looking at. A cost of ownership built from GTA comparables is not a number that carries to another market, and nothing else in the interface would stop you from reading it as though it did.
The 8 municipalities in this build: Kawartha Lakes, Markham, Mississauga, Oakville, Ottawa, Prince Edward County, Toronto, Vaughan. Of those, Kawartha Lakes, Ottawa, Prince Edward County are outside the Greater Toronto Area. The listings there are priced against GTA comparables and costed with GTA figures, because that is what the arithmetic in this build has, so treat those numbers as further from the mark than the rest rather than as local ones.
How you may and may not use the site
Use the site for your own bona fide, personal, non-commercial purpose in buying, selling or leasing a home, and for nothing else. That is the same limit the MLS® and VOW terms below impose on the board data, stated once here for the whole site so there is no doubt it also covers the figures, the plans and the rest.
You agree not to:
- copy, scrape, harvest, index, data mine, republish, redistribute, sell or sublicense any listing information or other content, except in connection with your own consideration of an individual property, which the MLS® and VOW terms below set out in full for the board data;
- access the site by any automated means, or at a volume or rate beyond ordinary personal use, or in a way that circumvents a limit, a login or the withholding of data the licence does not permit you to see;
- copy, decompile, reverse engineer or try to derive the source of the software, or interfere with its security, its availability or the integrity of its data;
- use the site to break a law, to infringe anyone’s rights, to impersonate another person or to misstate who you are; or
- present anything from the site as advice, as an offer, or as a valuation of a specific property, which the section below on advice and the one on the figures explain it is not.
We may rate limit, suspend or block access that breaches these limits or that threatens the site or its data, and PropTx and its members are separately authorized, under the MLS® and VOW terms below, to monitor the site’s display of listings for compliance.
Who owns what you are looking at
The software, the design, the text and the calculations that make up MyNest360 belong to Quotograph Inc. or to those who licensed them to it. Using the site gives you a limited, personal, revocable permission to use it for the home-buying purpose above, and nothing more: it grants you no ownership and no other right, and any use outside that permission is reserved.
The listing data is not ours. PropTx owns the MLS® database, the MLS® data and the listing information, as the MLS® and VOW terms below acknowledge, and each listing credits the brokerage that listed it. Other data on the site belongs to the parties who publish it and is used under their terms: interest rates come from the Bank of Canada Valet API, civic data is used under OGL-Toronto and OGL-Ontario, and map data is © OpenStreetMap contributors. Those attributions are stated at the point each figure is used as well as here.
MLS®, REALTOR® and their associated logos are trademarks owned by others and are used only to identify the source of the data. If you send us a suggestion about the product, we may use it without owing you anything for it, and you keep whatever you yourself submit through the site’s forms.
What is stored, what is sent, and where
Your shortlist, your saved searches, your checklist progress, your budget and financing answers and the record of what you have sent are written to this browser’s local storage on this device, and no server here keeps a copy of any of it, so nothing follows you to another phone and there is no server-side store of it to be breached. Clearing your browser data, or using private browsing, removes it. The one exception is the optional account at /account: if you sign in, the listing keys in your shortlist and the advisor requests you send are also written to our database under that account, specifically so they survive a lost device. Nothing else on this list is affected by signing in, and nothing here is sent anywhere at all if you never create an account.
Being stored on this device is not the same as staying on it, and this build sends more than a reader would guess. Some of what you type reaches this server as you type it, with no button in between. The affordability calculator sends your income, your down payment and the monthly debt payments you entered, about a quarter of a second after you stop typing. There is no button on it that sends, because typing is what sends. The lender comparison sends those figures along with the credit band you picked, the employment type and the past bankruptcy or consumer proposal box if you tick it. The offer tool puts your income, your down payment, your debts and the ceiling you said you would not go above into the address of a request. Typing in the search box sends what you have typed so far. Opening the command palette or the saved screen sends the identifiers of the listings you shortlisted. The plan for after a deal goes firm sends your closing date. Moving a slider on the cost of ownership, the investment view, the renewal analysis, the closing cost sheet, an insurance estimate or an inspection plan sends the figures behind it and gets the arithmetic back.
What those requests do is compute and reply. Not one of them is written to a database, to a file, or to any list that outlives the answer, because there is no table in this build that a figure you typed could reach. Two things the server holds briefly are worth naming rather than hiding inside that sentence: the text you type in the search box becomes a cache key kept in one server process for an hour, and every request is counted against a key derived from your IP address for the length of a short rate limiting window. When a request fails the server writes one line, and that line carries the path with everything after the question mark dropped, so the figures the offer tool puts in an address stay out of it.
The rest leaves only when you send it: an advisor introduction, a viewing request, a quote request to a trade, an insurance or inspection enquiry, or a trade’s application to join. In each case what is sent is the fields you saw on the form before you pressed the button, the box that attaches your buyer file to an advisor introduction starts unticked, and on a deployment that has email configured two of those forms reach an email provider. The privacy policy sets out which parts of them go and which parts are refused.
Your file lists every storage key this app writes, what each one holds, and a control that deletes it.
What is outside this app is worth stating so the paragraphs above are not read too broadly. Whoever hosts this app receives every request you make to it and can log it the way any web server logs one, and a host that records the full address is recording the figures this app puts in a query string. The map fetches its tiles and its label glyphs from a tile provider, so that host sees your IP address and which part of the map you are looking at. The geocoder behind the search box is the other way round: it is called by this server rather than by your browser, so it sees the text you typed and not you.
This is not advice
Nothing in this product is financial, mortgage, legal, tax, insurance or real estate advice, and nobody here is your agent, broker, lawyer or adviser. The answer bank cites the statute or dataset behind each answer so you can check it, and citing a source is not the same as advising you on your situation.
Decisions about a purchase belong with people who are licensed for them and who have seen your actual circumstances: a mortgage broker or lender, a real estate lawyer, a licensed insurance broker, a home inspector, and your own accountant. Verify FSRA licensing before dealing with any lender, and treat private-lender terms as carrying higher costs than the illustrations here.
Use of this build is at your own risk, and the arithmetic being right is not a promise that any outcome it describes will happen.

The information provided through this site is deemed reliable but is not guaranteed accurate, and must only be used by consumers who have a bona fide interest in the purchase, sale, or lease of real estate. It may not be used for any commercial purpose or any other purpose.
This section applies to any registered user of the MLS® listing data made available through this site. By an affirmative action, such as clicking to accept these terms, you agree to each of the following:
- You acknowledge that, by registering, you enter into a lawful broker–consumer relationship with the brokerage that operates this site.
- All MLS® data you obtain from this site is intended only for your personal, non-commercial use.
- You have a bona fide interest in the purchase, sale, or lease of real estate of the kind offered through this site.
- You will not copy, redistribute, or retransmit any of the data or listing information provided, except in connection with your own consideration of the purchase, sale, or lease of an individual property.
- You acknowledge PropTx’s ownership of, and the validity of PropTx’s proprietary rights and copyright in, the MLS® database, the MLS® data, PropTx’s MLS® system, and the listing information.
- You will not, directly or indirectly, display, post, disseminate, distribute, publish, broadcast, transfer, sell, or sublicense any listing information to another person or entity. Prohibited uses expressly include “scraping” (both screen scraping and database scraping), “data mining,” and any other activity intended to collect, store, reorganize, summarize, or manipulate any listing information or any related data.
- You agree to these terms by an affirmative action, such as clicking to accept them. These terms impose no financial obligation on you and create no representation agreement between you and the brokerage.
- You expressly authorize PropTx, and other PropTx members or their duly authorized representatives, to access this site for the purposes of verifying compliance with MLS® rules and policies, including the VOW rules, and of monitoring the display of members’ listings by this site.
- A privacy policy is displayed that informs you of, and obtains your consent to, the ways your personal information may be collected, used, or disclosed, including that your personal information may be shared with PropTx for auditing and/or legal purposes. See the privacy policy for how that works.
The site is provided as it is
To the fullest extent the law allows, the site and everything on it are provided as they are and as available, without warranty of any kind, whether express or implied. We do not promise that the site will be uninterrupted or error free, that a figure it computes is accurate, current or fit for a particular purpose, or that the listing data is complete. As the MLS® and VOW terms state, that data is deemed reliable but is not guaranteed accurate.
This is why the figures are illustrations rather than offers, why the listing data is the board’s number rather than ours, and why the section on advice tells you to take a decision to a person who is licensed for it and has seen your circumstances. Use of the site is at your own risk, and the arithmetic being right is not a promise that any outcome it describes will happen.
The limit of what we are responsible for
To the fullest extent the law allows, Quotograph Inc. and the people who build and operate MyNest360 are not liable for any indirect, incidental, special or consequential loss, or for any loss of profit, data or opportunity, arising out of your use of the site or your reliance on anything it shows, including any figure, plan or listing. Where we are found liable despite this, our total liability for all claims is limited to one hundred Canadian dollars, which reflects that the site is provided to you free of charge.
Nothing in these terms limits or excludes any liability that cannot be limited or excluded under the law that applies to you, including consumer-protection law and liability for fraud or for death or personal injury caused by negligence. Where such law applies, the rights it gives you are unaffected by anything above, and the limits above apply only to the extent that law permits.
If your use of the site causes a claim
You agree to indemnify Quotograph Inc. against reasonable costs and claims that arise from your breach of these terms or of the MLS® and VOW terms, from your misuse of the listing data, or from your infringement of someone else’s rights through your use of the site. This matters most for the board data: the licence that lets the site show it depends on its users not copying, redistributing or scraping it, so a user who does that puts the site’s access at risk as well as their own.
The law that governs these terms
These terms are governed by the laws of the Province of Ontario and the federal laws of Canada that apply there, without regard to conflict-of-laws rules, and the courts of Ontario are the forum for any dispute about them. If the law that applies to you as a consumer gives you the right to bring a claim, or to have one heard, in the province where you live, these terms do not take that right away.
Changes, effective date, and how to reach us
We edit these terms when the product or the licence behind it changes. When a change is material we bump the version recorded with each account, and a registered user is asked to accept the new terms before the board’s sale prices and listing history are shown to them again; smaller edits are made without notice. Continuing to use the site after a change means you accept the current version.
These terms are effective September 23, 2026. They were prepared by Quotograph Inc. as the operator of MyNest360 and have not yet been reviewed by independent legal counsel. That review is still open, and if it requires changes they will be made here and the effective date moved. The privacy policy carries its own effective date on exactly this footing: supplied directly by the operator, without counsel review, and marked as such.
Questions about these terms, and reports of anything here that contradicts a screen in the app, go to the address on the support page, which reaches the operator and is the route notices to us should use. That page also says which complaints are defects and which are the seed data behaving as labelled, so a report lands on something actionable.
The rest of the agreement
These terms, together with the privacy policy and the MLS® and VOW terms above, are the whole of the agreement between you and Quotograph Inc. about your use of MyNest360, and they replace anything said elsewhere about it. If any part of them is found unenforceable, the rest stays in force and the unenforceable part is read down to what the law allows rather than struck entirely.
If we do not enforce a part of these terms on one occasion, that is not a waiver of it for the next. You may not transfer your rights under these terms to anyone else; we may transfer ours to a successor of the business on the same terms. Obligations that by their nature outlast your use of the site, such as those on ownership, acceptable use, the limit of liability and indemnity, survive the closing of your account. The headings are there to help you find your way and do not affect the meaning of what they head.
These terms are written and agreed in English, and the English version governs.
