Certified funds or a wire to the listing brokerage's real estate trust account, not to a person. It is held there until closing and then credited to you on the statement of adjustments, so it is part of your down payment rather than on top of it.

A condo move is booked rather than planned: an elevator slot, a loading dock, and a certificate of insurance from your mover before the building will confirm either.
None of it is yours to arrange. The part that is yours is its insurance deductible, which your own policy has to cover and which is in the immediate group.
