Compare real payments across banks, credit unions, monoline and private lenders, with the stress test, CMHC insurance and Ontario land transfer tax calculated rather than mentioned. Every figure carries the assumption behind it.
Payment $4,240/mo, $4,240 a month at 5.14%. Cash to close $210,710. Refreshing the lender comparison.

Assumed at 0.75% of price a year because no bill has been entered. A real bill is struck by the municipality, and the rate differs between them by more than a point, so check yours.
Not included in the payment above. Property tax, heat, water, insurance and any condo fee are on top of it.
Total $210,710: Down payment $179,800, Land transfer tax, net of rebates $28,910, Legal and disbursements estimate $2,000.
A federally regulated lender will not approve you at the rate you are offered. Under OSFI B-20 it has to test you at the qualifying rate, which is your contract rate plus 2 points because that is higher than the 5.25% floor.
Enter a household income and this panel adds the two ratios a lender computes, one at the qualifying rate and one at your contract rate. Without an income there is no ratio, and no honest way to say whether this purchase would be approved.
Under 20% down, the lender is insured against your default and you pay the premium. It is added to the loan, so you also pay interest on it for the life of the mortgage, and the Ontario PST on it is due in cash on closing day. At 20% down it disappears entirely, which is why the step from 19% to 20% is the largest single step on this table.
The legal minimum at this price is $64,900 (7.2%): 5% of the first $500,000 and 10% of the rest.

That last $90 of down payment removes $20,140 of premium from the loan and $1,611 of PST from closing day, and lowers the payment by $119 a month. It is the highest-returning dollar in the whole purchase, and it is the reason a buyer close to 20% is usually better off waiting than stretching.
The four things a lender will ask you for, plus the two figures most calculators leave out: what you have to qualify at, and what has to be in the account on closing day.

The summary lists your inputs, the figures, and which of them are our assumptions rather than yours.
A written pre-approval is an underwritten review of your income, credit and down payment that states an amount, a rate, an expiry date for the rate hold and the conditions attached. It holds a rate for 90 to 120 days. It does not commit any lender to fund the specific house you eventually buy, because no lender has seen that house yet, which is why a pre-approval is not a reason to waive a financing condition.
The advisor directory lists real estate agents, not mortgage brokers, and it names the ones we are paid a referral fee to introduce.

Lender rates are indicative and are not binding offers. Bank, credit union and monoline rates are built from two Bank of Canada figures, prime and the 5-year Government of Canada yield, plus representative spreads held as seed data. Private and MIC rates are typical ranges for that kind of lending, held as seed data too, with no benchmark under them. Each card says which under “Why this rate?”. Payments use Canadian semi-annual compounding for fixed terms and monthly for variable. Confirm every term with a licensed mortgage professional.
