Should I buy near a transit line that is still under construction?
Only if the property works for you without the line. Major transit projects in the GTA have a consistent record of multi-year delays, and the price uplift is usually already in the asking price.
Two things work against buying the announcement. The premium tends to be priced in as soon as construction is visible, so you pay for the benefit years before you receive it. And the delivery dates move: the region's recent record on large transit projects is years, not months, of slippage.
Meanwhile you live with construction. Closed lanes, noise, dust and disrupted bus routes for the duration, which is real and unpleasant.
The defensible version is to buy something that suits your commute and your budget today, and treat the future station as an option you did not pay much for. Buying a compromise on the assumption that a station will fix it is a bet on a timeline that nobody has met.
What it depends on
- how much premium is already in the price
- the project's stage of construction
- your tolerance for years of disruption
